Most of the old apartments in town were “re-created” during the communist times, the layouts are not functional, the systems are old and the apartments do not fit modern standards.
We use a firm of architects and engineers who ensure that the renovation will be done according to the highest professional standards. An exceptionally well renovated apartment will be much easier to rent out and will ensure a higher price when selling it.
Eventually most Budapest apartments will be brought up to modern standards but there is no accounting for taste.

 
This step of the process is only really relevant in the case of buying old apartments in need of renovation.

The vast majority of the older apartments in the centre of Budapest will require substantial renovation both in terms of layout and utilities. Most of them were re-designed when the Communists took over and have had little work carried out in them since.

In order to maximise your returns you have to create the best apartments and that only comes through using the best materials and ensuring that the work is carried out to the exact specifications laid down by us. The better the quality of the renovation the lower the cost of the maintenance will be.

Stage 1 – Design and Planning

At this stage we draw up the plans for renovation based on your budget and the current layout of the apartment. The construction of the apartment may prohibit certain works so this needs to be established early on (preferably before you have concluded the purchase). Plans will be submitted for your approval and we can them move on to the renovation work.

Stage 3 – Decoration

The goal of creating a stylish contemporary apartment in an old “aristocratic” building is a challenge and each apartment is different, however, there are certain decorative features that people expect to see if they are renting apartments. Neutral colours and durable appliances. We aim to ensure that whilst all our apartments are unique the tenant can add their own personal style as well, should they wish to.

Stage 2 – Renovation works

It is almost certain that the electricity, water, gas and heating systems will require replacement. Certain items within the apartment will no doubt add particular character so we will generally suggest these are kept but restored in such a manner as to fit in with the more modern contemporary style your professional tenants will require. The length of the work will depend on the size of the apartment and the condition it is in when you take possession. Our builders and craftsmen have all worked for us before and we know and trust them to deliver the quality that we demand.

Stage 4 – Furnishing

We will fully or partly furnish an apartment depending on the requirements of the owner or the tenant.
